Following the decision to expand the Global EBC programme and create a brand-new briefing facility in the UK, FMS were engaged to provide Project Management and Design services and deliver an exciting new space for our client to host customers. The brief was to create a high-impact, executive environment which would complement the client’s sales proposition. The EBC facility would be located on the 6th (top) floor of the building and there would be 4 briefing rooms of differing capacities, a Reception and breakout area and a separate space for dining and food preparation.
The main stakeholders were the EBC Management team, based in the US, and FMS worked with the initial brief to provide some initial test-fit layouts and concepts. These were presented and the preferred option selected before the design development stage began. FMS worked with the EBC team to define space allocations and architectural layouts, including an option to expand the 500m2 EBC footprint to include a 280m2 roof terrace area and pavilion on a previous unused flat roof area. This idea was extremely well received and it was decided that this terrace would be included in the project scope. FMS also worked with the client to develop the project budget, incorporating both the internal fit-out and external construction elements.
An architect and structural engineer were appointed to oversee the construction of the pavilion and roof terrace, which involved installation of a steel support structure to cope with the extra weight of the building. There were various challenges throughout the project, not least access to the 6th floor for delivery of materials such as steel beams, timber and glazing units which had to be craned in. Scaffolding was also erected to maintain the safety of workers on site.
The new pavilion was comprised of a commercial kitchen preparation area, buffet server zone comprised of moveable counter units with built-in conduction plate warmers, seating and dining area and double sliding doors to allow access to the roof terrace. Full height glazing on all 3 elevations allowed panoramic views of the surrounding landscape and a full cooling and heating system was installed for comfort. The roof terrace was accessed seamlessly through the pavilion and featured outdoor seating as well as a large planter with wild-flowers and grasses to compliment the adjacent park.
The internal EBC was designed to a clean and modern brief with feature ceilings, colour changing LED lighting, full-height glazed doors and high spec furniture. Large format graphics also allowed panels to be discreetly installed to improve the acoustics throughout. FMS were also instrumental in defining the Audio Visual specification and, after multiple research and development sessions, an AMX control system was selected to control the AV equipment, lighting, window shades and air-conditioning from a single source.
Due to the complexity of the project, FMS engaged, managed and paid all subcontractors directly, which also directly benefited the client by having one single point of contact for all project related matters. FMS worked alongside client representatives from multiple functions; EBC Management, Executive Sponsors, Facilities Management, IT, Catering and Procurement to deliver a first-class environment on schedule and within budget.
